INVESTMENT MANAGEMENT SERVICES

  • Maximizing the value of buildings and land holdings in an effort to unlock incremental value, and enhance future cash flow and residual value through rezoning/entitlement feasibility, alternate financing sources, public-private partnerships, and strategic asset repositioning.

  • Assisting clients with identifying non-core real estate assets, surplus properties and preparing and implementing business plans that optimize the value of client holdings through strategic approaches that may include outright sale, ground-lease structures, tenant leasing strategies, and equity joint ventures with strategic partners.

  • Underwriting and valuing real estate portfolios and investments including surplus land for future development, apartments, parking facilities, office buildings, hotels, and retail centers.

  • Sourcing investment opportunities including off-market transactions utilizing the firm’s extensive network of real estate contacts.

Strategic Advisory Services

  • Preparation of complex economic and underwriting analysis to review asset and portfolio level feasibility along with calibration of public benefits.

  • Conduct Request for Proposals (“RFP’s”) and Request for Quotes (“RFP’s”) on a third party basis in order to establish public-private-partnerships and equity joint ventures.

  • Evaluating development proposals (including developer qualifications) and third-party market and economic feasibility studies.

  • Negotiating and documenting legal agreements including purchase-and-sale agreements, third-party leases, financing documents, and public-private partnership agreements.

  • Assisting clients with entitlement and development oversight of ground-up construction of residential, office, and mixed-use assets.

  • Assisting clients in mitigating risks associated with managing real estate operating assets, land held for future development, already under construction, or partially completed.

  • Conducting complex feasibility and pro forma underwriting analyses by utilizing a client’s existing financial model or by producing a financial analysis platform tailored to the client’s needs in order to maximize value and cash flow on a risk-adjusted basis.

  • Preparing development budgets and cost-to-complete analyses combined with hold/sell analyses to optimize project economics.

  • Maintaining and leveraging existing relationships within a real estate community composed of general contractors, attorneys, architects, and engineers, in addition to real estate brokers, to provide best-in-class decision-making guidance focused on client objectives.
